SITE TYPE: INLINE STREET

These are the typical requirements for this type of store. However, we recognize that on special occasions these requirements might differ due to specific site requirements, government regulations, etc.

Size:

  • 450-750+ sqm

Location:

  • Corner preferred
  • Mid block with large frontage
  • Stand out sites
  • Should be near good traffic generators
  • Preference is that store is near to:
    • Movie theaters
    • Good public transport connections (Subway, Metro, bus stations, etc.)
    • Universities

Shape:

  • It could have different shapes, but we require a minimum of 12 meters throughout entire dining room
  • 12 meters minimum frontage
  • Location with 2 street facades
  • Toilets in premises
  • Separate Service entrance
  • 3.5M minimum height
  • Preferably Sufficient Contiguous space to allow a single level restaurant with open kitchen

Visibility:

  • Preferred site offers 30 seconds of visibility as approached at average traffic speed
  • Visibility comparable to competitors in Trade area
  • Good façade sign opportunity

Access:

  • Wide and inviting entrance from main street, secondary entrance a plus
  • The main entrance cannot be hidden behind another entrance
  • Underground shopping and location are not recommended
  • Access and location on upper floor require ground sign visibility and strong activity on that floor

Presence:

  • Must stand out in area
  • Strong façade signage to underline presence
  • The building and site must be noticeable
  • Adjacent tenant must be appropriate supportive retail. Please ask for façade design or review in attached web site section

Centrality:

  • Within acceptable distance from the center of the trade area or no more than half the distance to the end of the trade area

  • Water (Potable) – 2” Line – 90 GPM
